The Jiuxianqiao area is set to welcome another corporate headquarters.

On October 26, Electronic City Hi-Tech announced that Empyrean Technology, a leading domestic EDA enterprise and publicly listed company, has officially moved into the Zhongguancun (Chaoyang) Industrial AI Industrial Park.

Located at No. 6 Jiuxianqiao Road in Chaoyang District, the Zhongguancun (Chaoyang) Industrial AI Industrial Park is conveniently situated above Gaojiayuan Station, which is served by Metro Lines 12 and 14, and is adjacent to the Airport Expressway. Positioned as the nation’s first vertical industrial park dedicated to industrial AI, it focuses on fields such as industrial agents, large industrial models, visual inspection, industrial software and systems, and industrial design. With a total planned construction area of 520,000 square meters, the park is set to be unveiled in March 2025. Currently, leading enterprises such as Qihoo 360, MediaTek, Qingyun Technology, and Beijing Electric Power Digital Intelligence have already established their presence there.

It has been reported that Empyrean Technology has leased the entire 1st to 15th floors of Building 8 in the park, encompassing a total construction area of over 20,000 square meters.

According to publicly available information, Empyrean Technology was founded in 2009 and went public on the ChiNext board of the Shenzhen Stock Exchange in 2022. Its major shareholders include China Electronics, CEC Jin Tou, the National Integrated Circuit Fund, and Shenzhen Capital Group, collectively holding approximately 45% of the company. Headquartered in Beijing, Empyrean Technology has established branches or subsidiaries in Nanjing, Chengdu, Shenzhen, Shanghai, and Hong Kong. Its primary business involves the development, sales, and related services of EDA (specialized software toolchains for chip design) tools. Its products are predominantly used in the fields of integrated circuit design, manufacturing, and packaging, holding the largest market share in the domestic EDA market.

In the first half of 2026, the company reported a total operating revenue of 566 million yuan, representing a year-on-year increase of 12.95%. However, its net profit attributable to shareholders was a loss of approximately 45.06 million yuan, compared to a profit of 3.07 million yuan during the same period last year. The primary reason for the loss was attributed to high research and development expenses.

According to Beijing Chaoyang Information, the Jiuxianqiao area is currently developing the “Guangzhi Space” project, which covers a core area of approximately 2.67 square kilometers. The project encompasses the Zhongguancun (Chaoyang) Industrial AI Industrial Park, the Dianzicheng IC/PIC Innovation Center, Hengtong UBP, and Zhaowei Industrial Park. Enterprises within the industrial chain include Boson Q, Rongxin Zhiyuan, Zhilian Technology, and BOE. Additionally, the area has established the Beijing Digital Economy Computing Center, striving to create a comprehensive industrial ecosystem that covers photonic quantum, silicon photonics chips, optical interconnects, optoelectronic pilot production, and new display technologies.

Agency data indicates that in 2026, the Beijing office market’s new leases will be primarily driven by relocation and replacement activities. Stimulated by declining rents and an influx of new supply, technology companies are increasingly opting to upgrade and replace low-density standalone industrial carriers.
